Choosing the right realtor is almost as important of decision as choosing the right house checkfor your family.  The difference between the wrong realtor and the right one may be thousands of dollars lost during the sale, months of sitting and waiting for your house to sell, or in extreme cases loss of your home due to financial hardship.  That is why we have compiled a list that we feel that every realtor should strive to achieve and we feel that we meet and surpass many of these requirements.  Our south Madison County market can be a competitive yet exciting market and we feel that with each home sold or bought we are gaining even more experience and insight into what makes a successful real estate agent.

* Reputation: Nothing, not even advertisements, commercials, or signs speak louder than word of mouth reputation.  That is why asking around to your friends and neighbors is a great idea when seeking out an agent.  We feel very confident in our reputation due to our diligence in the process and overall determination to ensure our customers satisfaction.  We encourage you to poll our customers and see their responses!

* Being Local: When searching for a home in a specific area or town you want your agent to be familiar with not only the homes but the heart of the town.  You want someone who can tell you that this particular street will be closed during parades or that this particular neighborhood has lots of kids, dogs, etc.  Being immersed in the town of Pendleton and all that it has to offer allows us to serve you, our consumer, to the fullest extent and bestow upon you the knowledge of the town that we have picked up along the way.

Fourth at the Falls!

Mark your calendar for a new July 4th event in Pendleton! Celebrate at the Fourth at the Falls!

The event kicks off with a parade at 4 p.m. The Fourth at the Falls festival will take place in front of the park. This is a FREE event to attend, and will include live music, bouncy houses, a volleyball tournament, rock wall, sumo wrestling and food vendors with food for purchase! Oh, and of course…K-Burgers!

This fun celebration will end with a fireworks display at dusk.

Are you curious about your home’s worth?
A comparative market analysis (CMA) is key to providing real estate value. This is where real estate professionals, like me, show you what your competition is…spelled out in black and white.

As your Realtor, I compile data from the Metro Indianapolis Board of Realtors to create the CMA to determine where your home will stand in comparison to other homes on the market, and those which have recently sold, to determine the highest possible asking price.The CMA is qualified and quantified, and is typically designed to give a quick snapshot of information such as number of bedrooms and baths, approximate square footage, amenities, age of the home, property taxes, and more. The Comparative Market Analysis can go be put together for years ago, a month or a week ago. CMA’s can cover areas as narrow as one or two streets surrounding your home, or as broad as an entire subdivision like Summerlake, Fox Run, Hickory Hills, Fiddlers Green, etc.
What isn’t included in the CMA are factors such as the emotional appeal to buyers based upon subjective things such as curb appeal, interior decor, color, lighting, room flow, paint colors, etc. Some of these things ultimately create a higher price (or lower price) than the home next door. At the end of each home’s information on the CMA report there will be a brief statement provided by the listing agent. This statement is usually a combination of fact and subjective opinion, and will generally cover selling points. It could be anything from “kitchen and master bath completely remodeled in 2010” to “Charming! Must see!” For privacy reasons, the CMA that is offered for public consumption does not list every piece of information that has been obtained by the seller’s agent. It will give the what, when, where, but it won’t give the who (the seller’s identity) and the why (why the home is being put up for sale.) This is to protect the seller’s privacy and to keep from inadvertently giving the buyer an advantage in a distress situation.
The CMA is clearly a selling tool and should be interpreted by a professional or with complete objectivity by the seller or buyer. Remember that the CMA is also a buying tool; it is taken just as seriously by the buyer and his agent. As a seller, you are going to use the CMA to ask the highest possible price for your home; as a buyer, you would use it to find reasons to either choose or eliminate your home, and to arrive at the lowest price possible.

June Jamboree Is Almost Here!

School’s out for summer! And, the June Jamboree is almost here!

The Pendleton Lions Club will once again be bringing the town of Pendleton our very own June Jamboree! The Jamboree takes place Tuesday, June 3rd through Saturday, June 7th! This annual Pendleton tradition that goes hand-in-hand with the end of the school year! Now that the kids are out of school, it’s time to celebrate with the jamboree.

Bring your families to Falls Park for the June Jamboree and enjoy the “famous” Kiwanis K-Burgers, funnel cakes, corn on the cob, cotton candy and all the well-known carnival food favorites. The park will be lined with rides for the kids, the ferris wheel, carousel, carnival games and other attractions. The vender tent will also be in the middle of the park to meet and talk with local businesses and service providers.

Tickets can be purchased in advance from a Lions Club member or at Marsh. The rides will all be one ticket. There is no admission charge to come out to the Jamboree…so load up the car and come visit this annual event to kickstart your summer!

Chartered in 1927 with around 50 members, the June Jamboree is just one of many of the events the Pendleton Lions Club puts on each year in Pendleton. The Pendleton Lions Club uses funds raised from the Jamboree to sponsor eyeglasses for children and also local Boy Scout troops.

Another key group that makes the annual Jamboree possible each year is Luehrs’ Ideal Rides, Inc. Luehrs provides fun rides and carnival games for all to enjoy!

The Fine Art to Foreclosed Homes: A Buyer’s Guide

We all love a good bargain, heck they even have shows dedicated to finding sales and good deals (Extreme Couponing anyone?)   This practice even spills over into the real-estate business.  The best way to find a great deal on a house is to look for foreclosed homes.  While I never like the idea that someone has lost their home in this way it is a great opportunity for others who are looking to purchase a new home.  Many buyers feel that they can look up and find foreclosed homes on their own without the assistance of a realtor.  And while every once in a while that may work there tends to be bigger issues that arise with foreclosed home that an experience realtor would be able to identify.

I have been selling real estate for the past 10 years but over the past 4 years I have been specializing in foreclosures right here in Madison County.  This allows me to know the in’s and out’s of searching for and purchasing this type of home.  I also have access to what foreclosed homes are on the market before the general public does. I can identify pre-foreclosed homes.  This is where the seller has the opportunity to try to sell his/her home before going into foreclosure.  There are also many things to consider when buying a foreclosed home.  For example I would make sure to have a title search done.  This would highlight any liens against the property that you are unaware of.  Also buying owner’s title insurance helps protect you and your property if it were ever challenged on ownership.  And as with any home it is important to have a home inspection.  Even if you are buying a house “as is” you still want to know if there is any major structural issues, gas leaks, or mold problems, etc.
