Things to Do After Purchasing Your New Home!

While the big decision has already been made and you are eagerly awaiting the start of  moving truck with logoyour new life in your new home there are a few things you may want to do once you move in.  Be sure to share these tips with any new homeowners you may know!

* First things first… change the locks.  While the crime rate may be low in the area you still never know who all has a key from the neighbors, old babysitter, in-laws, etc… there may be more keys to your house floating around out there than you would care for.

* Fill out for a change of address.  This of course includes filing a change of address form with the post office but also notifying all businesses and contacts of your new address.

* If you are bringing pets to your new home be sure to familiarize yourself with a local veterinarian and a local animal hospital.

* The same goes for your local hospital.  It is always wise to know your new surroundings and routes to get there.

* Before moving into your new home make sure you have changed all utilities into your name and had them switched on.  Sometimes this can take a day or two and you don’t want to be unpacking in the dark.

* Before your furniture and belongings are moved in it would be a good time to thoroughly clean the house, inside cabinets, under appliances, etc.  If there is any hint to an insect issue now would be a good time to bug bomb the house.

* Once you start unpacking this is an ideal time to make a recorded inventory of your valuables.  This can be as simple as snapping quick photos of everything.

* Something that can save a headache down the road is going ahead and labeling your breaker box.

The Risks of Overpriced Homes.

Pricing a home right is so important when selling a home.

The way to be sure your home is priced right is to hire a local real estate professional to market and price your home. Local Realtors know what the realistic prices for homes should be. Their experience and knowledge allows you to be sure your list price will bring buyers. Overpricing your home prevents potential homebuyers from scheduling showings.

So, what keeps potential buyers from making offers on overpriced homes?

Risk of Embarrassing the Homeowner. If your home is priced too high, potential buyers fear making an offer that is much lower than asking price will insult or embarrass you, the homeowner.

Assumption of Asking Price. Often, buyers make the assumption that you, the homeowner, know you have priced the home too high and won’t sell for less. So, they don’t even consider your home.

Other Offers Declined. Potential buyers may also have the misconception that you, the owner, have already turned down low offers. This is usually not the case, as overpriced homes simply don’t get offers.

Days on the Market Duration. Overpriced homes have a much longer length of days on the market than their competitors who accurately price their homes according to market value.

So if you’re in the market to sell your home, contact us and let us review your home, find comps in the area like it and be sure your home is priced right…to prevent losing the interest of potential buyers.

Been Thinking of Selling Your Home?

The Spring housing market it is about to bloom. And, if you’ve been thinking of selling your home, it’s the time to take the steps to do so.

Shake off winter. The winter temperatures were brutal. You may have decided to hold on listing your home because of that alone. But, as Spring has started to reveal itself, it’s a great time to sell your home.

Be fresh on the market. The market is indicating that over half of all home transactions in 2014 will be bought and sold from May to August. By listing now, you can take advantage of being a new listing during the start of the selling season before buyers start thinking of back to school.

Get price comparatives. As your Realtor, we can look at the comps of similar homes in your area to see what is selling, and for how much. This baseline will give us a great picture of how to price your home to sell.

Take advantage of less competition. By listing soon, you will have less competition than when the rush of homes hit the market in May and June.

Enhance outdoor living spaces. These living spaces are such great selling features. Showing the expansion of the home’s space in outdoor living areas is an asset in selling now.

If you’ve been considering making a move, now is the time to contact me to get your home ready to list and take advantage of the Spring market!
