Homecoming Is Friday Night!

It’s that time of year again…HOMECOMING! This Friday night, September 27th, is our very own Pendleton Heights High School Homecoming! This year’s theme is “The Greatest Homecoming on Earth” and the parade and events are sure to be filled with circus-style parade floats, costumes and more.

What other town do you know that closes a state highway for a Homecoming parade? Ours sure does!

The Homecoming parade will begin at 6 p.m. and make its way through the downtown streets and end at PHHS. Come downtown or make your way along US 38 to snag your spot along the parade route to catch some candy, cheer on your local youth football and cheer teams and support our Arabians.

The football game kickoff is at 7:30 p.m. Our Arabians play the Delta Eagles. Need game tickets? Click here to buy yours online today. Tickets are just $5.

We are excited to see all of the community come together on this special Fall night to support the Arabians!

Go Arabians! Beat the Eagles!

Pre-Qualification. Know Your Borrowing Power.

Pre-qualification is one of the smartest things you can do to help your home buying process run smoothly. Why?

Image

Because getting pre-qualified is quick, easy and free…and it gives you an estimate in advance of what loan amount you will be able to borrow and determine the loan type that’s right for you. Pre-qualification can even be done online. The lender will review your finances and estimate the amount of loan for which you may qualify. This pre-qualification is not guaranteed or considered to be any type of loan commitment…it’s simply a tool for you to know your borrowing power.

In addition, loan guarantees are offered on a variety of government sponsored mortgage programs and enable mortgage lenders to provide USDA mortgages. What is a USDA home loan? This loan type assists borrowers who would not traditionally be able to get approved and means zero money down allowing financing up to 100% of the home’s value. USDA loans also provide very competitive fixed interest rates (never an adjustable rate mortgage) and affordable 30-year loan terms. This fixed rate guarantees that your monthly mortgage payments will never increase with a USDA home loan. The only fee associated the USDA rural housing program is a small, one-time funding fee.

So, all this being said, pre-qualification before you shop allows you to budget early on, set your expectations on what you can afford…and what you might need to get out of your current home if you’re selling too. Once you create your budget and know about how much of a monthly house payment you can comfortably afford, your new home search will be more efficient. Knowing which homes are in your price range and the loan type you will need will save you time and allow your home buying expectations to be met.

A New Cupcake in Town!

Image

Pendleton Real Estate Pro gives a warm welcome to Blondie’s Cupcakery! This little cupcake shop now calls State Street home!

Find the yellow painted building (beside The Wine Stable), walk through the aquamarine door and you’ll find a cute cupcake shop! The store’s shabby chic design features exposed brick walls, crystal light fixtures, glass covered cake plates filled with cupcakes stacked in icing as well as small tables (perfect for a little meeting or an after school snack).

Angie Looper, the owner, comes into her store every morning around 5 a.m. to freshly bake the cupcakes for the day. She has two signature cupcakes stocked daily and rotates other cupcake varieties throughout the week. I won’t give the surprises of her signature cupcakes, but I will say one has crumbles of bacon on top and the other has bourbon as a core ingredient.

Blondie’s Cupcakery is open Tuesday through Friday from 10 a.m. to 6 p.m. and Saturday from 9 a.m. to 3 p.m. You can buy the cupcakes a la carte or by the half-dozen or dozen (or more!).

We welcome Angie and wish her the best in her new business! Shop local!

Connect. And Go.

In today’s fast-paced world, we find ourselves thumbing notes to friends and clients, searching for what we need to know…all on our phones. The days of phone books, mailbox letters and resource books (do you remember what an encyclopedia looks like?) are long gone. (Admit it, you’ve said “just Google it” more times than you can count). It seems like no matter what we need to know, we go to our phones to find it.

Luckily, I can say “I have an app for that” when it comes to looking for your new home. All you need to do is download the Keller Williams app to your smart phone and you’ll find all the home listings where you’re looking to buy! When you download it, be sure to enter my agent code KW2GG5QRP. Even choose the advanced search option to narrow your search by location, price point, number of bedrooms and bathrooms, square footage and lot size. So download the app and be sure to enter my agent code so you can easily connect with me.

Facebook. Who doesn’t have a Facebook account? Okay, well there are still a few of you out there. I do use my Facebook account to keep everyone up to date on listings…it’s a quick go-to in order to share homes with you right away. In our market, great homes move quickly. I also post information about our market trends, local events and happenings. You should “like” my page on Facebook so you can stay in the know.

In addition to the Keller Williams and Facebook apps, I am known to spend some time on Pinterest. If you have a Pinterest account, follow me at http://www.pinterest.com/realestatepro72/. I like to pin about curb appeal, home staging, renovation projects and of course my listings, so check it out. Feel free to share pins with me…or repin what you see there!

I hope you connect with me on these apps you use most! If you’re in the market to sell your home or buy a home, I would love to hear from you! I know our little town…the people in it, the homes that are about to be listed, those on the market and that recently sold. I would love to help you in your home selling and/or buying experience. Just send me a message from the app of your choice, or click here to use good ‘ol email from my web site.
