Pendleton Real Estate Pro is under the umbrella of Keller Williams, who now has more agents across the country than any other real estate company. In recent years, Keller Williams Realty has posted record growth numbers, surpassing RE/MAX, Century 21, and now Coldwell Banker to secure the industry’s top position. Having the access to Keller Williams tools and technology provides Upton unmatched support to buyers and sellers.

Heather is passionate about real estate, and as a local Pendleton resident for ten years she knows the community, the houses, the schools and the people. When working with homebuyers, Upton’s experience in the market gives her a distinct advantage. “I approach every client differently, weighing in on their wants and needs,” says Upton. “I spend a lot of time with my homebuyers coaching them on the types of financing available, the best home choices for their lifestyle as well as educating them on the market values and how they can make the most competitive offer in our current real estate market.”

Because every listing is unique, Upton incorporates a personalized marketing plan based on a home’s ideal buyer. Her modern approach to selling homes includes utilizing social media such as Facebook (find Pendleton Real Estate Pro at, Twitter, Instagram and the newest form of real estate marketing on Pinterest.

Another feature of Pendleton Real Estate Pro is its focus to be “green.” “The real estate transactions are paperless,” says Upton. “I have an online system which allows me to list homes, write, send and negotiate offers without printing out one form.” In today’s quick-paced world with many tasks to accomplish in one day, this paperless feature is quick and easy for her clients. “They (clients) can sign and send contracts from their smart phones,” says Upton. “It’s really an amazing tool. My real estate business is more efficient and buyers and sellers love the fact that they don’t have to come to the office to sit down and sign hard copies in person to get a deal put together.”

You’ll start to see Pendleton Real Estate Pro’s news signage popping up in yards around Madison County. Just look for the red speech balloon-like logo. “I really look forward to serving homebuyers and sellers with my new brand,” says Upton.

Looking to list your home?

In today’s competitive housing market, one way to make your home stand out from others is to have a pre-listing home inspection.

Why do the home inspection before you list?

Plain and simple…to sell and close your home more quickly.

The pre-listing inspection will eliminate any guesswork and allow you to be in the driver’s seat when selling your home. If the pre-listing inspection finds issues with your home, you can resolve those before you list, saving you time from negotiating with potential buyers once they have done the home inspection. If the inspection finds a serious problem needing costly repairs, you can also reduce your list price accordingly for your buyer to handle the repair.

This pre-listing inspection offers peace of mind to your potential buyers, which may expedite their offer and ease the process of the sale.

What should the inspection report reveal? The report will diagnose the current condition of your home, such as foundation, roofing, walls and structure, as well as the attic, garage and exterior of the home. It will also review the current condition of your home’s heating and cooling systems, plumbing and electrical systems, as well as doors, windows, ceilings and walls. Some home inspectors also provide services not included in a typical home inspection such as mold, radon, water, lead based paint and septic system testing as well as thermal imagery.

The key to the pre-listing home inspection is to find a qualified, trustworthy professional home inspector. It’s an asset to find inspectors who are thorough and reputable to eliminate any unanswered questions or surprises.

As your Realtor, I want to ensure that your home is ready-to-sell from the moment the sign goes in your front yard. To help you do just that, for homeowners who list their homes with me now through the end of April, I am offering a free pre-listing home inspection!

Contact me today to discuss listing your home and take advantage of this promotion for a free pre-listing home inspection. I look forward to working with you to sell your home and find you the home of your dreams!

We are so proud of our PHHS basketball team who beat New Castle at the Sectional Final Saturday. It has been said that defense gave our Arabians the edge on the game…and we had five double-figure scorers in the semifinal win. This is the third consecutive Sectional Championship for Pendleton Heights.

Our Arabians (15-9) are now preparing for their Class 4A Southport Regional game this Saturday. We will be facing seventh-ranked Cathedral (22-5) in the regional opener at 10 a.m.

We wish for a victory for Coach Hahn and our Arabians! Best of luck to you!
