Creating a More Sellable Home

So you’ve decided to sell your home, maybe it’s been on the market for awhile or maybe you’ve already bought a new home and need to sell ASAP.  It is important to focus on these few tips in order to get the most out of your house.  One important thing to do is double check your square footage.  Often times the square footage of your house is more than the county assessor has recorded.  Just even a few more square feet can allow you to sell your home at a larger profit! The goal in making your house more sellable is to not invest too much that you dimish your profit.  One cheap renovation that makes a big difference is refreshing your appliances.  This means instead of going out and buying new ones just order new doors or face panels from the manufacturer to make them look newer and to match one another.  This gives your kitchen a cohesive and expensive look.  Another easy do it yourself project to enhance your homes appeal is to freshen up the front door.  Whether you put out a new welcome mat, install a sturdy handle and lock, or slap on a new coat of paint on the front door it suggests to a potential home buyer that your home is sturdy and solid.  These are just a few mini-updates you can do, to check out a more extensive list check here.  Just remember not to over invest and to keep things clean and clutter free!

You Get What You Pay For: Hiring a Realtor Vs. For Sale By Owner

ImageIn this economy it is always tempting to go with the cheaper option.  But just like buying the “cheaper” car leads you to many unexpected fixes, selling your house on your own leads to many unexpected dilemmas as well.    * For instance a realtor is much more experienced and knowledgable in negotiating the price of a home, therefore saving you more money on the home you are purchasing and getting you more on the one you are selling. * Plus home buyers rarely pay any out-of-pocket fees for the help of a realtor. *There are also a lot of details about selling or buying a home that the average person is not aware of.  With the help of a realtor you can be assured that all of the legal avenues have been taken and you will not be cheated anywhere along the way.  * Realtors also have access and information about homes that are foreclosed or up for sale that you as the general public would not know about.  * They can help to narrow down your search by determining what exactly you are looking for, therefore saving you time as well.  What it all really boils down to is cost vs benefit.  The cost of a realtor is so minute and non-existent for most home buyers and the benefit of hiring a realtor will save you money, time, and countless headaches.  Seems like a no brainer to me!

Indiana’s Housing Market Continuing to Rise

The Metropolitan Indianapolis Board of Realtors (MIBOR) revealed that the number of closed sales in the housing market in central Indiana has increased by 16.6% in a mere 3 month time span ending in July of 2012 when compared with the same three months in 2011.  In June alone the closed sales increased by 15.5% a staggering accomplishment taking into consideration the poor condition that the housing market has been plagued with lately.  The average median price for a single family home is up 5.3% for the quarter bringing it to $135,000.  With data like this continuing to come out it is clear that not only is it a good time to sell your home but a good time to buy as well.  If you wish to check out more data concerning not only Indiana but your particular county/area check here.  And as always feel free to contact me with any questions or requests to see homes!

Financing Your New Home With No Money Down

No money to put down? Need a house? Check out the USDA Home Loan that is available to most homes in and around the Pendleton area!  This is essentially a zero down mortgage which allows you to borrow up to 103.5% (which will cover the 3.5% reservation fee as well).  This would mean that you as the home buyer would be putting down exactly zero, zilch, notta, down for a new home in this thriving community.  Unlike other loans that charge you a private mortgage insurance as of now the USDA is still available without the PMI.  While there are some limitations to this loan the main one is based upon location.  Thankfully the Pendleton district and surrounding areas are still located in an area that allows these USDA loans.  In order to determine for sure if the property you are interested in is eligible just go to this link and plug in the address, it’s as simple as that. Hurry now to take advantage of this amazing offer.  And as always please call me with any questions regarding this financing!
